MLS System Changes Could Affect The Real Estate Market

In the late 1800s, the MLS (Multiple Listing Service) System was born. The CREA (Canadian Real Estate Association) and the NAR (National Association of Realtors) were the original creators of the MLS System, and to this day only their members can make use of it. When one broker is offered the opportunity to sell a property, he then allows other realtors who are part of the MLS System to market the house as well. With their combined efforts, the home sells much quicker, and those involved get paid a commission. New marketing tools have given rise to concerns amongst the NRA and the CREA. There has been much debate as to how efficient the MLS System really is in the real estate market.

Many home sellers and buyers can now find and sell homes right on the internet. The internet enables the seller to post their real estate and have it viewed by buyers who are searching for real estate at no extra cost to them but there are still many purchasers who might be searching for homes in Mississauga and go to search engines and search the term Mississauga MLS listings. It is for this reason that the board directors of CREA and NAR have been meeting frequently to discuss alternative measures that can be put in place to prevent the MLS System from becoming mute. With that being said, the MLS System is still very efficient when it comes to locating a buyer for your real estate. Brokers have client bases and know how to negotiate with potential buyers, and it would be best to put your real estate in their hands rather than your own.However, the incredible amount of information available on the internet is creating a far more educated home seller market.

The NAR and CREA seem to be of the opinion that the MLS must be opened up to more than just members of CREA and the NAR. Property sellers often have to do research to find an MLS realtor, and opening up the MLS to more realtors will cause less hassle for the seller, which will translate in more clients for the MLS realtor base. Members of the MLS System are aware that the real estate market is changing, and that they are going to have to accept smaller fees for their services. In order for these agents to continue assisting each other make money, they are going to have to maintain the MLS alive. 

The main concern with the MLS System is that its members charge surplus fees to sellers for its services. These extra fees are often unnecessary and serve no purpose towards financing the actual service, but instead only serve to better fund other members of the MLS system. When this came out to the public, many were outraged by the NAR and the CREA demanding fees that were extra to what was required for just the listing. As with many other businesses, the MLS System needed to be changed due to public demand. The modifications now being proposed revolve around options for the consumer. The realtors are to present what services are to be given, and are to propose reasonable prices for those services.
